During the reconstruction of the building, it is important to pay attention to several key factors.

These are urban and technical conditions that tell you all about the prescribed parameters of the local plan, namely: what type of building you can build, how big the building can be net/gross basically, number of floors and the maximum square footage you can build on your plot.

If the parameters satisfy you, you invite a surveyor who will prepare the basis for the further planning of your building with the mandatory entry of cadastral and urban lines, building lines as well as fences, and surrounding buildings.

You are then to take the geodetic base in dwg. format to the architect along with UT conditions and do geo-mechanics, which tells you about the content of the soil on your building plot and is needed in the process of collecting documents for obtaining a building permit, i.e. it is now called a construction application.

The construction application is obtained after receiving the consent of the City Architect on your project.

After that, you will be asked to choose a licensed construction company that should provide you with an offer according to the description of the works from your project.

After choosing the best offer in terms of quality of work, construction time, price, and guarantee, you can expect preparation of the construction site, excavation work and construction of the building with expert supervision.

During the construction of the building, a construction book is kept, which testifies to the number of materials consumed by working days/phases, and a construction diary that talks about the type and amount of work performed by day. Those two books are signed by the contractor and your supervisor checks if everything is as written and signs it.

The construction inspection is also responsible for the inspection supervision and control of your works, so they can be your rare or frequent guest.

For the removal of soil from the plot, consult with the Municipal Inspection in your city before excavation.
